金吾财讯 | 恒隆地产(00101)发布2025年度中期业绩,股东应占本期溢利9.12亿元(港元,下同),同比减少14.04%。每股基本纯利0.19元,去年同期为0.23元。拟派中期股息0.12元,与去年同期持平。
股东应占基本纯利下跌9%至15.87亿元,主要是租赁营业溢利下降及财务费用上升,每股基本盈利相应跌至0.33元。
期内,收入为49.68亿元,同比下跌18.74%。主要由于物业销售收入下跌87%至1.61亿元。整体营业溢利亦下降5%至32.55亿元。
2025年香港和内地消费放缓和办公楼需求持续疲弱,物业租赁收入和营业溢利均下跌3%,分别为46.78亿元和33.46亿元。由于旗下酒店组合扩张,收入增加84%至1.29亿元,扣除资产折旧后的营业亏损上升至3,400万元。
期内,办公楼整体收入较去年同期下跌5%至人民币5.28亿元,跌幅主要由租出率下降和租金下调所致。上海恒隆广场甲级办公楼租金下调幅度占整体降幅82%,原因是租户搬迁潮、需求模式转变及成本效益考虑,改变了甲级办公楼市场生态。
