根据PropTrack最新发布的《房价指数》（HPI）数据，澳大利亚全国中位房价在2025年7月同比上涨了4.9%，创下历史新高。

在2025年7月，澳大利亚全国中位房价上涨了0.3%，达到了82.7万澳元，比五年前增长了50.2%。

不出所料，悉尼的房屋价值最高，中位房价为119万澳元，其次是布里斯班（91.9万澳元）。

从区域来看，中位房价同比上涨了6.5%，达到了65.2万澳元，增幅超过了首都城市的增长率（上涨了4.3%，达92.9万澳元）。

在主要城市中，阿德莱德的房价增长最多，同比增长了9.4%，达到84.5万澳元；堪培拉则是唯一出现房价下降的首都，下降了0.1%，中位房价为83.5万澳元。

PropTrack还指出，7月房价的增长速度有所放缓，这是今年以来最低的月度增长。

报告中提到：“虽然冬季时待售房屋数量有所减少，但买家需求依然强劲，拍卖清盘率已达到两年多来的最高水平。”

“预计在今年晚些时候，房价将突破新高，预计进一步的降息将为价格增长提供动力。”

房价动向备受关注

7月，Cotality指出，利率下降可能会对房价产生影响，并表示其《房价指数》自首次降息以来至7月初上涨了2.3%。

当时，Cotality的研究负责人Eliza Owen表示，整体借贷能力的提高很可能会导致房价上涨。

“随着利率下降，家庭的最低借款金额增加，这很可能会反映到房价的上涨。”她说。

“房价上涨和低利率也可能促使更多的销售和挂牌活动，通过房地产服务和新家具等推动经济活动的增长。”
