智通财经APP获悉,中原按揭董事总经理王美凤表示,根据香港按揭证券有限公司最新公布的数据,2025年7月新批按揭保险宗数环比回升7.7%至1532宗,创1年新高,金额回升9.2%至75亿港元,创11个月新高,逐渐反映5月起的楼市转旺;同期新取用按揭保险宗数环比减少10.4%至629宗,金额下降7%至30亿港元,滞后反映4月份楼市曾经回软。
香港新取用按保的平均按揭额由6月份的466万港元略跌至7月份的460万港元,主因与2月底财政预算案推出的400万港元以下物业100港元印花税宽免有关,该政策刺激细价物业成交占比上升,导致按保个案中细价物业比例增加,从而拉低平均按揭额。
王美凤表示,今年第二季起多个对香港楼市利好因素出现,包括5月起受惠拆息下挫连带按息下跌令置业供楼负担减轻、息率下跌租金上升造就“供平过租”推动“转租为买”需求增加、股市造好释出财富效应连带物业租金回报高于银行定存息推动买楼收租需求增加,加上经济增长力度开始加大,市场信心普遍上升,近月一二手物业交投畅旺,料楼市将持续回稳向好,预料将支撑未来按揭及按保数字表现。
