　　2025博鳌房地产论坛系列活动于8月12日-15日在海南举行，主题为“融合的力量”。卓越商企服务首席执行官杨志东出席并演讲。

　　杨志东指出，当前商企服务行业面临项目绩效不稳定、服务质量不透明、价格差异模糊、现场管理成本高企、服务能效难量化等共性难题。在技术迭代与经济环境双重压力下，数字化转型已从“可选项”升级为“生存刚需”。

　　杨志东强调，数字化不是做与不做的选择题，而是每家企业必须找到答案的必答题。但转型绝非跟风，必须围绕客户痛点和需求展开。客户需求正聚焦三大维度，这直接定义了数字化转型的靶心。

　　第一、绩效稳定与业务连续性：客户要求项目绝不能“出事”，需100%保障业务连续性，同时提升员工满意度，实现“甲退乙进”--即甲方可安心聚焦战略事务，将运维全权交付乙方；

　　第二、成本结构深度优化：客户明确要求“降本增效”，亟需将人效从行业平均的60%提升至70%-80%；

　　第三、服务品质标准化与创新：尤其是高科技行业客户，要求物业服务从传统的人力服务模式转变为人机结合的新范式，同时要求服务评价标准需要客观且统一。
