本地传媒引述市场消息报道，新世界发展(00017.HK) 主席郑家纯的妻子叶美卿，新近以月租45万元租出其山顶道山顶道8号A1座中层A 、B室相连单位，实用面积4,265平方呎，采四房间隔，呎租约106元。
据悉，上述单位较旧租金每月40万元，高逾12%或5万元，主要由于当年大业主将上址打造成示范单位，连全屋豪装一并出售。
报道提及，叶美卿于2021年透过公司股权转让模式购入该单位，当时购入价约4.5亿元，呎价约10.5万元。若以最新租金45万元计，其租金回报仅1.2厘。
此外，叶美卿名下手持的多个物业收租，其位于北角半山柏傲山中层D室，新近亦以月租3.6万元租出；该单位实用面积596平方呎，2房间隔，呎租约60元。市场资料显示，叶美卿于2014年以4,933.6万元，购入上述单位在内的3伙相连层数的D单位，若以平均每伙造价约1,644.5万元计，现享约2.6厘租金回报。(hc/j)(港股报价延迟最少十五分钟。沽空资料截至 2025-08-12 16:25。)
