观塘“THE ICON”放售地下2个地厂、1楼及2楼全层 意向呎价约3,000余元

世邦魏理仕获委托为独家代理,出售观塘道330-332号“THE ICON”地下2个地厂、1楼及2楼全层,意向呎价约3千余元,低于近期市场上同类物业成交价约四成。
THE ICON位处九龙牛头角观塘道330至332号,于2018年该物业已进行全幢大翻新,毗邻牛头角港铁站。是次出售物业的总建筑面积达19,688平方呎(未核实)。
世邦魏理仕指,该出售物业地下两个地厂拥约逾5米高楼底,其中一个地厂备有观塘道及大业街双入口,适合广泛用家自用作仓储或展示用途。1楼及2楼楼面承重约7.2kPa,现时租务情况稳定,其中一楼14个单位已悉数租出,二楼租予一间公司集团。
世邦魏理仕香港资本市场部执行董事莫伟豪表示,现时观塘放售中的物业大多集中于全幢工厦及分层写字楼,上述物业属较少有的新式工厦单位及地厂,为区内标志性工厦。配备极高质室内装修,而且位置方便,5分钟步程可到牛头角港铁站合用家自用,根据业主提供资料,租金回报率逾5%。参考该大厦最近成交,平均呎价超过5,000元,是次委托方以低于市价约四成放售,出售意向清晰。上述物业于2022年以8,400万元买入。买家可灵活选一并或分开形式购入物业,预计会吸引不少投资者及用家留意。(sl/u)
