世邦魏理仕获委托为独家代理，出售观塘道330-332号“THE ICON”地下2个地厂、1楼及2楼全层，意向呎价约3千余元，低于近期市场上同类物业成交价约四成。
THE ICON位处九龙牛头角观塘道330至332号，于2018年该物业已进行全幢大翻新，毗邻牛头角港铁站。是次出售物业的总建筑面积达19,688平方呎(未核实)。
世邦魏理仕指，该出售物业地下两个地厂拥约逾5米高楼底，其中一个地厂备有观塘道及大业街双入口，适合广泛用家自用作仓储或展示用途。1楼及2楼楼面承重约7.2kPa，现时租务情况稳定，其中一楼14个单位已悉数租出，二楼租予一间公司集团。
世邦魏理仕香港资本市场部执行董事莫伟豪表示，现时观塘放售中的物业大多集中于全幢工厦及分层写字楼，上述物业属较少有的新式工厦单位及地厂，为区内标志性工厦。配备极高质室内装修，而且位置方便，5分钟步程可到牛头角港铁站合用家自用，根据业主提供资料，租金回报率逾5%。参考该大厦最近成交，平均呎价超过5,000元，是次委托方以低于市价约四成放售，出售意向清晰。上述物业于2022年以8,400万元买入。买家可灵活选一并或分开形式购入物业，预计会吸引不少投资者及用家留意。(sl/u)
