仲量联行:香港整体甲级写字楼连续四个月录得正吸纳量

智通财经APP获悉,仲量联行早前发表的《香港地产市场观察》报告中指出,7月份香港整体甲级写字楼租赁市场录得189500平方呎的正净吸纳量,自4月起连续四个月录得正吸纳量。

仲量联行香港董事总经理鲍雅历Alex Barnes表示,现时写字楼租赁交投主要由追求更优质的办公空间所带动,租户趁势在租金回落时租用更优质的写字楼。值得注意的是,香港蚬壳公司于观塘The Millennity租用建筑面积达12300 平方呎的写字楼,从同区的Landmark East遭入。

仲量联行研究部资深董事钟楚如Cathie Chung表示,香港写字楼空置率略见改善,7月底整体写字楼空置率轻微回落至13.4%,除一个分区市场外,大部分分区市场的空置率均见下跌,港岛东及九龙东的空置率分别回落至13.4%及20.2%,湾仔/铜锣湾录得负吸纳量,空置率上升至9.6%。然而,写字楼租金跌势持续,7月整体甲级写字楼租金环比下跌0.5%。港岛东跌幅最显著下跌2.6%,其次是九龙东,略跌0.7%,中环轻微回落0.2%。
