富力地产（02777.HK）近日发布2025年中期业绩报告，上半年净亏损高达40.82亿元，较去年同期23.31亿元的亏损额扩大超75%。
业绩报告显示，公司上半年营业额仅41.65亿元，同比锐减60%。造成这一下滑的主要原因是“量价双降”：交付销售物业面积减少48%至46.1万平方米，同时平均售价从11800元/平方米下降至9000元/平方米。
不仅核心物业销售业务遇冷，富力地产的非住宅板块也全面承压。其中投资物业租金收入减少26%至3.13亿元，酒店营业额更是大幅下降70%至8.27亿元。
富力地产表示，亏损扩大主要源于中国房地产行业持续低迷导致物业开发收入及毛利下降。目前公司正积极推动非住宅资产变现，并推进离岸美元债重组工作，但重组计划因持有人参与不足而面临挑战。
