智通财经APP获悉，香港地产股午后走高，截至发稿，新鸿基地产(00016)涨4.33%，报97.55港元；恒隆地产(00101)涨2.33%，报8.8港元；恒基地产(00012)涨2.07%，报27.6港元；希慎兴业(00014)涨1.71%，报16.08港元。
消息面上，香港特区政府将于下周三(17日)发表2025年施政报告。瑞银发布研报称，市场憧憬政府将进一步削减价值400万至600万元的住宅物业印花税、设立“购房资金通”计划、进一步放宽资本投资者入境计划下住宅物业投资资格、吸引更多内地访港、加快北部都会区发展，以及就房地产投资信托基金(REITs)纳入互联互通提出时间表。
该行预计，新一份施政报告将利好恒基地产、新鸿基地产、信和置业等发展商，而更多内地旅客访港将支持地区商场业主，包括九龙仓置业、希慎地产及新地，加快北都发展对港铁或属负面，因资本开支忧虑上升，但可能推动农地加快收回，对恒地属正面。而REITs纳入互联互通进展，瑞银预期对领展属正面。
