智通财经APP讯，正业国际(03363)发布公告，于2025年9月12日，卖方中山永发智造(本公司的间接全资附属公司)与买方中山市万顺达电器订立买卖协议，卖方已同意出售且买方已同意购买物业，代价为人民币 1688.89万元。
据悉，该物业位于中国中山市黄圃镇新糖社区中山松湾荟谷智能智造项目6号厂房。共有土地使用权的面积为36,413平方米，而该物业的建筑面积为3,964.65平方米。
该物业所在的地块塬作为本集团造纸塬料仓储使用。为增加该地块的利用率，本集团响应中山市政府“三旧”改造的号召，申请该地块重建，已于2022年11月获批准(该项目)。该项目的第一阶段已于2023年10月展开，将兴建六幢工厦，总建筑面积约26,693.03平方米。于本公告日期，该项目的第一阶段已竣工。将于出售事项中出售的该物业(即6号厂房)为该项目第一阶段已竣工楼宇之一。董事会认为出售事项乃本集团以合理价格变现该物业价值的良机，且出售事项的所得款项可用于该项目开发建设或补充本集团营运资金。
