内房股午后拉升 万科企业(02202)涨3.80% 上海出台政策优化本市个人住房房产税

金吾财讯 | 内房股午后拉升，截至发稿，万科企业(02202)涨3.80%，远洋集团(03377)涨3.73%，融创中国(01918)涨2.41%，融信中国(03301)涨2.38%，旭辉控股集团(00884)涨2.04%，中国海外宏洋集团(00081)涨2.02%，越秀地产(00123)涨1.72%。消息面上，上海市人民政府印发《上海市开展对部分个人住房征收房产税试点的暂行办法》。《办法》提到，在本市新购住房，且该住房属于家庭第一套住房的，暂免征收房产税；在本市新购且属于家庭第二套及以上住房的，合并计算的家庭全部住房面积人均不超过60平方米（即免税住房面积，含60平方米）的，新购的住房暂免征收房产税；人均超过60平方米的，对属新购住房超出部分的面积，按暂行办法的规定计算征收房产税。国联民生证券发布研报称，据统计，2025上半年50家样本房企营业收入12049亿元，同比-16.1%，其中央国企、民企、混合制房企分别同比+4.9%、-32.1%、-26.1%；毛利率为11.68%，较2024年全年下降0.29pct，预计行业毛利率已走出快速下降通道，进入磨底阶段。销售端，房企持续分化，头部改善房企逆势有韧性。投资端，房企以销定投，聚焦核心城市核心区域，拿地强度有所恢复。
