【券商聚焦】汇丰研究:内房淡季有所改善 看好华润置地、新城发展等

金吾财讯 | 汇丰环球研究研报指,内房股9月销售较7-8月淡季有所改善,国企销售按年增长16%。虽然市场担心在缺乏重大政策刺激下,第四季度销售将面临挑战,但认为相关因素已反映在市场预期中,投资者更关注未来,包括2026年的销售及盈利展望,以及未来数月住宅价格能否止跌。该行指出,2025年前9个月全国土地销售按年增长12%,领先发展商积极补充土地储备。第四季度将推出多个新项目,发展商的议价能力及产品吸引力将受到审视。对于华润置地,尽管其土地投资落后于同行,但该行认为其更专注于大规模地块而非公开市场,例如上海资产包,包含超过500亿元人民币的可售资源。凭藉其在投资物业方面的专业知识,华润置地在开发复杂混合用途项目上具备优势。另外,第十五个五年计划将为未来房地产市场发展定下新基调,但该行不预期会有刺激需求的详细政策。在经历夏季极端天气后,“金九银十”可能释放压抑需求。总体而言,由于缺乏政策惊喜及住宅价格下跌,市场情绪基本未变,行业预计将横盘整理。该行看好:1) 华润置地(01109),维持“买入”评级,目标价43元,近期股价回调带来吸引力,且项目管线稳定;2) 新城发展(01030),给予“买入”评级,目标价3.3元,在大众市场商场具领先地位,获准发行C-REITs将成为催化剂;3) 建发国际集团(01908),给予“买入”评级,目标价21.7元,受惠于高端住宅项目及年轻土地储备。
