内房股走势分化 9月单月销售回升但融资环境依然严峻

金吾财讯 | 内房股走势分化，个别房企股价表现活跃，截至发稿，碧桂园(02007)涨4.84%，世茂集团(00813)涨4.48%，龙光集团(03380)涨3.1%；跌幅方面，龙湖集团(00960)跌1.82%，富力地产(02777)跌1.47%，新城发展(01030)跌1.22%。行业基本面方面，据克而瑞研究中心10月5日发布的报告显示，2025年前三季度，房企融资仍然呈现收缩态势。其中，第三季度融资1145亿元，环比上升5%，但同比下降35%。克而瑞统计的数据显示，2025年前三季度，房企融资规模达3072亿元，同比下降30%。其中第三季度融资1145亿元，环比上升5%，但同比下降35%，处于历史低位。多数民营房企，尤其是出险房企，融资难的问题依然突出。销售端则呈现回暖迹象。克而瑞数据显示，单9月看，TOP100房企单月实现操盘口径销售金额2528亿元，同比增长0.4%，环比增长22.2%。从企业表现来看，9月百强房企中有72家房企单月业绩环比增长，其中45家企业单月业绩环比增幅大于30%，包括华润置地、建发房产、中国铁建、电建地产、邦泰集团、中建东孚等。即使是头部阵营，TOP10房企中也有7家销售操盘金额环比上升。
