　　保利置业集团（00119）午前股价上涨9.15%，现报1.79港元，成交额1.33亿港元。

　　保利发展近日公告，保利南方拟将45.12亿股无偿划转至保利集团。此前，保利发展为保利集团的孙公司，划转后，保利发展将与保利置业同为保利集团的一级子公司，消除中间层级。因此，本次股权结构变动，被市场普遍解读为保利发展与保利置业的整合前奏。

　　中金此前发布研报称，保利置业是保利集团下属重要的地产开发平台，本轮下行周期中经营表现稳健，给予“跑赢行业”评级。该行判断，公司是少数具备高估值性价比的央企房企。市场在公司经营和估值方面存在预期差，看好后续经营端超预期改善，以及政策驱动行情下公司的估值修复空间。
