【券商聚焦】中泰国际:料市场再次关注现有支持房地产市场政策的执行及新政策出台

金吾财讯 | 中泰国际发研报指,新房成交量同比下跌:根据最新初值及近周重列后的数字,上周(至10月12日)30大中城市商品新房成交量达122万平方米,同比下跌44.2%,差于前周的36.7%同比上升,环比下跌2.4%,优于前周的40.8%环比下跌。不同类别城市皆同比下跌。上周同比变化率:一、二、三线城市分别为-45.8%、-29.6%、-62.3%(前周同比:+56.2%、+20.9%、+50.8%)。一线城市新房累计成交量:同比涨幅收窄/降幅扩大。2025年首周至今北京一手商品住宅累计成交量为399万平方米,同比下跌5.0%,差于前周的3.5%跌幅。上海累计成交量为832万平方米,同比下跌0.4%,差于前周的0.3%增幅。广州累计成交量为551万平方米,同比上升8.1%,差于前周的11.7%升幅。深圳累计成交量为207万平方米,同比上升2.8%,差于前周的3.7%升幅。商品房存销比环比上升。按面积,十大城市商品房存销比为104.2,高于去年同期的94.7及前周的94.7。一线城市存销比为69.3,高于去年同期的68.9及前周的62.3。二线城市存销比达156.3,高于去年同期的129.5及前周的144.3。该机构表示,上周市场数字略逊色。新房成交量再次同比下跌,商品房存销比也环比上升。虽然如此,长假期已经完结,料市场再次关注现有支持房地产市场政策的执行及新政策出台。内房港股投资方面,该机构维持选取优质国企开发商。
