智通财经APP获悉,世邦魏理仕发表《香港商业房地产市场观点》报告提及,香港今年第三季度甲级写字楼租赁活动有所改善,整体租赁量按季增长25%至130万平方呎;年初至今的租赁量达到320万平方呎,按年减少12%。商铺空置率较上月上升0.9个百分点至8%,仅中环地区空置率略为下降。
报告指出,全港甲级写字楼净吸纳量达到69.18万平方呎,为2018年第三季以来的最高。另外,空置率下降0.3个百分点至17.1%,为2018年第三季以来的最大季度跌幅。至于整体租金按季下跌0.7%,年初至今的跌幅为34%。
商铺市场方面,今年第三季度,受惠于零售销货值增长加快,零售租赁量较上季增加。由于7及8月旅客人数的强劲增长,按年上升13.9%,两个月零售总额合计按年增2.8%,为2023年第四季以来的最快增幅。
季内,商铺大部分租赁活动在非一线主要街道。空置率较上月上升0.9个百分点至8%,仅中环地区空置率略为下降。至于租金按季微升0.5%,略低于2025年第二季1%的增幅,令年初至今的增幅达到2.4%。
