小摩:阿里巴巴-W(09988)及蚂蚁集团向文华东方购港岛壹号中心 有助稳定香港写字楼资本化率

智通财经APP获悉,摩根大通发布研报称,香港最近录得过去数年来最大宗写字楼销售,文华东方酒店刚以72亿元出售港岛壹号中心最高13层楼面予阿里巴巴-W(09988)及蚂蚁集团。该行假设物业的每月租金为每平方英尺65港元,估算其资本化率为3.3%,这与湾仔或铜锣湾一带的平均资本化率相近。

小摩相信,这笔大型交易有助于稳定香港写字楼的资本化率,并在一定程度上降低商业地产风险。不过,小摩表示,这宗交易将影响九龙仓置业(01997),因为阿里位于时代广场的租约,将在2028年到期,届时该公司很大可能将会搬出。

小摩又相信,更多来自内地的领先企业或有兴趣购买香港的写字楼物业,作为他们的区域或非内地总部。该行认为,香港的办公资本化率得以稳定,将利好香港置地太古地产(01972)这两个主要经营写字楼租赁的发展商。
