仲量联行:9月香港甲级写字楼租赁录得14.3万方呎的正净吸纳量 连续6个月为正

智通财经APP获悉,仲量联行《香港地产市场观察》报告指出,香港整体甲级写字楼租赁市场于9月录得14.3万方呎的正净吸纳量,连续6个月录得正净吸纳量,创下2022年5月以来市场录得正净吸纳量的最长纪录。

仲量联行香港、澳门及台湾董事总经理鲍雅历(Alex Barnes)表示,租赁需求主要由银行及跨国企业持续上升的需求所带动,整合及升级办公空间的洽谈步伐加快。香港股市表现活跃进一步巩固市场对其作为国际金融中心的信心,促使金融机构落实办公空间的地产计划。

截至9月底,整体写字楼空置率轻微回落至13.4%,多数分区市场均见改善。中环及湾仔/铜锣湾的空置率分别改善至11%及12%;相反,尖沙咀的空置率则上升0.1个百分点,至7.7%。

仲量联行研究部资深董事钟楚如表示,9月整体租金环比微跌0.1%,核心地段的部分优质商厦租金已初现企稳迹象。湾仔/铜锣湾及尖沙咀租金均录得环比0.2%跌幅,而中环租金则保持平稳。
