10月30日，华夏基金发布公告表示，华夏基金华润有巢REIT（508077）2024年第一次扩募并购入基础设施项目事项已完成相关申请文件的申报工作，基金管理人已取得中国证券监督管理委员会的批复以及上海证券交易所的无异议函。
根据公开披露的申报材料，华夏基金华润有巢REIT本次拟购入基础设施项目为位于上海市闵行区的有巢马桥项目。有巢马桥项目于2023年3月正式开业，是上海市保障性租赁住房示范项目，打造了包含“一张床、一间房、一套房”的多层次租赁住房产品，并在项目5号楼落地“闵行区首个新时代城市建设者管理者之家”。有巢马桥项目已获得“上海市人才安居工程项目”、“闵行区首批人才驿站试点项目”、“闵行区保障性租赁住房项目”等多项认定。
值得注意的是，本次交易尚需经基金份额持有人大会决议通过后方可实施。
公募REITs扩募并新购入基础设施项目是指已上市的公募REITs通过增发份额收购资产，是公募REITs产品的重要特性，亦是推进公募REITs健康发展的重要举措。本次华夏基金华润有巢REIT的扩募将实现存量与增量资产的良性循环，为投资人进一步参与保障性租赁住房发展提供了可能，有利于提升公募REITs的长期配置价值。当前公募REITs扩募正在加速进行，助力中国公募REITs发展登上新台阶。
