大行评级丨瑞银:对港铁公司长期前景保持审慎 评级“沽售”

  瑞银发表研究报告指,港铁公布屯门第16区站第一期物业发展项目合约由新鸿基地产投得,项目总楼面面积60.1万平方呎,预计可提供约1280个住宅单位。新地透露总投资额达60亿港元,即每平方呎楼面地价约9983港元。假设项目平均售价能达到现时同区项目珑门的水平,即每平方呎12750港元,整体发展毛利率约为22%。与港铁摊分利润后,新地实际发展利润率约为15%。   该行预期港铁股价对此次招标结果有正面反应,但对公司长期前景保持审慎,因新铁路项目带来庞大的资本开支需求及持续上升的利息支出,以及屯门南线以外土地储备的吸引力较低。该行现予港铁目标价24港元及“沽售”评级。
