金吾财讯 | 内房股普涨，截至发稿，世茂集团(00813)涨3.77%，华润置地(01109)涨3.71%，中国海外宏洋集团(00081)涨3.45%，中国海外发展(00688)涨2.71%，雅居乐集团(03383)涨1.19%，富力地产(02777)涨1.79%，美的置业(03990)涨1.07%。中金公司发布研报称，2025年房地产市场量价表现处于“止跌回稳”初期的“跌幅缓和”阶段，为加速市场从“跌幅缓和”走向“止跌回稳”，各类供需结构调整政策在落地层面的瓶颈仍待突破。中性情景下，该行预计2026年总住房销量跌幅略收窄，房地产投资跌幅或走平。如为乐观情景，则拿地、开工将优先呈弹性表现，可作为领先指标关注。中信证券发布研报称，房地产市场供需情况已经有所改善，调整也比较充分，预计2026年市场有止跌回稳的基础。中信证券认为，2026年房地产企业可能进入资产负债表修复的关键一年，部分企业可能见到盈利长周期底部。率先脱困的企业，往往布局好的城市，更具备正在良好运营的投资性房地产，或拥有一些有增值潜力的金融资产。
