房产经纪公司Redfin数据显示，全美仅有21.8%的在售房源适配使用退伍军人事务部（VA）贷款的普通退伍军人购房需求，而使用常规贷款的退伍军人群体可承受房源占比为26.5%。过去两年间，受益于月供下降叠加收入增长，退伍军人群体与非退伍军人购房承受力均略有改善。

　　数据显示，使用VA贷款的退伍军人可负担房源始终低于常规贷款购房群体。虽然退伍军人平均收入高于普通人群，且VA贷款利率微幅优惠、无需缴纳私人抵押贷款保险（PMI），但该群体中90%借款人选择零首付方案，客观上导致月供金额膨胀。
