格隆汇11月10日｜据仲量联行统计，9月香港整体甲级写字楼净吸纳量14.3万方呎，连续6个月录得净吸纳，创2022年5月以来净吸纳最长纪录；整体写字楼空置率轻微回落至13.4%，租金则按月微跌0.1%至每方呎46.2港元。仲量联行研究部资深董事钟楚如表示，现时大部分新增吸纳量都是由对优质商厦的需求推动，企业希望在租金实惠时承租较大面积、高质量空间去进行整合或升级，需求主要来自金融、专业服务。
钟楚如指出，部分优质商厦租金快将触底回升，个别物业会转稳甚至轻微上升，但大部分商厦的租金压力仍很大，而且空置率仍有压力，双位数的空置率料成为新常态，暂未见明显复苏，因新供应持续但新需求欠奉，预计2027年左右才迎来较平稳的初期复苏，主要靠中环区的复苏带动。
