智通财经APP获悉，摩根士丹利发布研报称，相信华润置地(01109)股价在未来30天内将出现绝对上涨。该行予华润置地“增持”评级及目标价39.3港元。大摩估计此情境发生机率约80%以上(或“极可能”)。
这是因为华润置地强劲的商场营运，带动10月同店销售与租金收入表现优于预期(同比+17%)，使累计今年首十个月租金增长提升至13%。若股市财富效应持续推动高端消费，大摩认为尽管第四季基期较高，华润置地全年同店销售增长仍可维持超过10%，租金增长13%至14%。结合更佳的营运杠杆，大摩更加确信其经常性利润贡献将于今年提升至核心收益的约50%(2024年为41%)，根据大摩的分类加总估值法(SOTP)，认为华润置地应获得更高估值(当前为8.2倍预测市盈率)。
