金吾财讯 | 内房股全线承压，远洋集团(03377)跌4.55%，万科企业(02202)跌3.95%，新城发展(01030)跌3.86%，建发国际集团(01908)跌3.72%，世茂集团(00813)跌3.70%，绿城中国(03900)跌3.68%，中国海外宏洋集团(00081)跌3.59%，龙湖集团(00960)跌3.31%。国家统计局数据显示，2025年1-10月全国商品房累计销售面积71982万平，同比下降6.8%，较1-9月跌幅扩大1.3个百分点。10月单月商品房销售面积6147万平，同比下降18.8%，跌幅较上月扩大8.3个百分点。2025年1-10月全国商品房累计销售金额69017亿元，同比下降9.6%，较1-9月跌幅扩大1.7个百分点。10月单月销售金额5977亿元，同比下降24.3%，跌幅较上月扩大12.5个百分点。太平洋证券研报指出，2025年1-10月全国商品房销售降幅较1-9月有所扩大，地产市场销售仍处于低位，前期政策效应持续时间偏短，基本面继续走弱。房价方面，10月70城新房和二手房销售价格延续下跌态势，环比跌幅均扩大。目前房地产市场处于新旧模式转换时期，考虑到去年9月房地产新政后四季度基数较高，预计今年四季度各项指标同比压力较大。
