智通财经APP获悉，中原按揭董事总经理王美凤表示，根据中原按揭研究部数据，香港2025年10月银行转按登记共录得624宗，相对9月份一年半高位667宗，环比下跌6.4%，仍属今年第二高数字;近月转按市场稍微回暖，连续3个转按登记量超过600宗水平，近月转按回升主因是近月楼价回升带动不少单位的物业估值上扬，加上按息下跌，释放部分业主的转按与套现需求。
王美凤指出，综合转按市场今年表现，今年首十个月的累计转按登记量为5810宗，表现相比2024年同期回落20%，尽管近月转按登记量由500多宗增至600多宗水平，对比近年较活跃时期平均环比达千多宗以上，仍属偏低水平。有关数字反映今年转按市场仍未恢复活跃。
事实上，2023年银行曾上调按揭计划息率，而早于这时期的业主现有供楼利息或低于现时市场按息，限制了整体转按诱因。 其中，中银香港(02388)录得150宗登记，相比9月份下降16.7%，市占率为24%，环比跌3个百分点，但仍持续领先月度转按市场。
