智通财经APP获悉，根据MSCI最新《亚太资本趋势报告》， 2025年第三季度区内商业地产投资额同比上升25%至504亿美元，投资回升主要受投资组合及实体交易数目激增所推动，占本季所有成交量的一半。
MSCI指，包括韩国、澳洲、新加坡、中国香港及印度在内的主要市场融资成本下降，加上贸易相关不确定性缓减，令区内的投资势头有所改善。
投资者对大型收购的兴趣升温，特别是数据中心、日本多户住宅及澳洲仓库等成长型领域，突显投资者对结构性韧性资产的信心回暖。
MSCI亚洲私募资产研究主管赵捷明表示，尽管对全球经济增速及关税对各市场的最终影响仍存疑虑，但市场情绪与年初相比明显更为乐观。投资回报已重返正区间，且多数主要市场的商业活动已恢复，第四季的交易管道维持在健康水平。整体而言，2025年底市场有望向好。
