【券商聚焦】中国银河:预计伴随政策的落地及商品房库存的逐步去化 房地产市场供需将实现平衡

金吾财讯 | 中国银河研报指出,11月,建筑业PMI为49.6%比9月上升0.5pct;建筑业业务活动预期指数为57.9%,比上月上升1.9个百分点;建筑业新订单指数为46.1%,比上月提升0.2个百分点;建筑业从从业人员指数为41.8%,比上月增加1.9个百分点;建筑业销售价格指数为48.4%,与上月持平;建筑行业市场预期有所回升。1-10月全国固定资产投资(不含农户)408914亿元,同比下降1.7%,增速比1-9月下降1.2pct。1-10月,房地产投资同比下降14.7%,降幅较1-9月扩大0.8pct;商品房销售面积同比下降6.8%,降幅较1-8月扩大1.3ct,其中住宅销售面积下降7.0%,降幅扩大1.4pct;商品房销售额同比下降9.6%,降幅较1-9月扩大1.7pct,整体来看,1-10月房地产投资增速和销售面积增速降幅略有扩大。1-10月,房屋新开工面积同比下降19.8%,降幅较1-9月扩大0.9pct;房屋竣工面积同比下降16.9%,降幅较1-9月扩大1.6pct。2025年,预计伴随政策的落地及商品房库存的逐步去化,房地产市场供需将实现平衡,新开工和竣工降幅有望继续收窄。房地产政策组合拳奠定了房地产行业去库存的大方向。一线城市快速响应,下调首付比例和房贷利率,稳地产节奏加快,有望促进供需结构改善、房企融资提速提振房地产市场信心,地产产业链有望触底回升,实现高质量发展。随着我国城市建设步入存量提质增效阶段,城市更新将是未来的主旋律。城市更新目前扩展至35个城市,未来有望进一步扩大试点范围。
