里昂发表报告指，预测香港楼价2026年上升5%，内地楼价整体下跌5%，但一线城市表现将显著跑赢大市。首选股份华润置地(01109.HK) 、希慎兴业(00014.HK) 、领展(00823.HK) 。
报告指，香港楼价在美国连续减息、利率下行的带动下，已自今年3月低位反弹6.4%，同时租金收益率上升，反映租务需求强劲，加上发展商及业主抛售压力显著减轻，即供需关系明显改善。
内地楼市则继续疲弱，自第二季起销售及价格持续下跌。然而，一线城市的二手住宅成交量已按年上升，显示一线城市置业需求正在企稳。同时，一线城市库存已重返正常水平，土地市场火热，土地出让金按年上升，主要受优质地块供应所推动。(ha/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-12-05 16:25。)
