在新公寓需求回暖带动下,新加坡私宅价格涨势延续至第九年,但热度正在降温。
新加坡市区重建局(Urban Redevelopment Authority)周五公布的初步估计显示,2025年私人住宅价格指数较上年上涨3.4%,为2020年以来最小的年度涨幅;按季度计算,价格上涨了0.7%。
新加坡已成为全球最昂贵的私宅市场之一,当局近年来推出多项调控措施,试图遏制在疫情期间加速的房价上涨。2021年价格涨幅一度高达10.6%,随后增速放缓,2024年涨幅接近4%。
不过,尽管有这些限制措施,在利率大幅下降的支撑下,本地买家和富裕移民推动新房需求保持强劲。抢购潮也让市场顶住了一些分析师的看空预测。
