在新公寓需求回暖带动下，新加坡私宅价格涨势延续至第九年，但热度正在降温。

　　新加坡市区重建局（Urban Redevelopment Authority）周五公布的初步估计显示，2025年私人住宅价格指数较上年上涨3.4%，为2020年以来最小的年度涨幅；按季度计算，价格上涨了0.7%。

　　新加坡已成为全球最昂贵的私宅市场之一，当局近年来推出多项调控措施，试图遏制在疫情期间加速的房价上涨。2021年价格涨幅一度高达10.6%，随后增速放缓，2024年涨幅接近4%。

　　不过，尽管有这些限制措施，在利率大幅下降的支撑下，本地买家和富裕移民推动新房需求保持强劲。抢购潮也让市场顶住了一些分析师的看空预测。
