金吾财讯 | 内房股表现分化，龙光集团(03380)涨3.91%，中梁控股(02772)涨3.39%，融信中国(03301)涨3.08%，万科企业(02202)涨2.44%，富力地产(02777)涨1.96%。跌幅方面，碧桂园(02007)跌6.02%，建发国际集团(01908)跌3.39%，融创中国(01918)跌2.29%。中指研究院公布，2025年12月份，全国100个城市新建住宅平均价格为每平方米1.7084万元人民币(下同)，环比上涨0.28%;按年上涨2.58%。当月100个城市二手住宅平均价格为每平方米1.3016万元，环比下跌0.97%；按年下跌8.36%。在新建住宅方面，深圳、北京、上海、南京等城市均有高端改善性项目入市，带动百城新房价格环比结构性上涨。二手住宅方面，二手房挂牌量仍在高位，房价继续调整。中指研究院分析称，2026年是“十五五”开局之年，也是稳地产的关键一年，相关政策有望靠前发力。北上深等核心城市限制性政策有望继续优化，城中村改造货币化安置、房贷利率调价、购房补贴加力等具备发力空间。
