美国总统唐纳德·特朗普表示，为了解决住房可负担性问题，他将采取行动禁止机构投资者购买独栋住宅。

　　特朗普周三在社交媒体上宣布了这一举措，虽然没有透露具体实施方式，但表示将要求国会通过相关法案。特朗普称，他将在本月晚些时候出席达沃斯世界经济论坛时就这一议题以及其他生活成本相关举措发表讲话。

　　特朗普在帖文中写道：“房子是给人住的，不是给公司占的。”

　　黑石集团股价一度应声下跌多达9.3%。该公司是美国独栋住宅领域的重要投资者。2021年，黑石以60亿美元收购了Home Partners of America，使其持有的出租住房增加了1.7万套。更近一些时候，黑石又以35亿美元收购了总部位于多伦多的Tricon Residential Inc．，新增约3.8万套美国出租住宅。

　　2025年初，所有规模的投资者合计约占独栋住宅购买量的30%。不过，小型投资者在投资性持有者中占比超过90%，大型机构投资者仅拥有全国独栋出租住房存量的大约2%。

　　近年来美国居住成本大幅上涨。疫情期间的需求激增进一步加剧了这一问题。截至8月，标普凯斯-席勒20城房价综合指数自2020年1月以来已上涨68%。

　　这位美国总统上月表示，他计划在未来一年推出“美国历史上最激进的一些住房改革方案”。

　　在11月中期选举临近之际，两党都希望展现出他们对住房问题的重视。
