智通财经APP获悉，香港地产股上扬，截至发稿，新鸿基地产(00016)涨2.54%，报101港元；太古地产(01972)涨1.71%，报21.42港元；恒基地产(00012)涨1.46%，报29.2港元；长实集团(01113)涨1.41%，报41.72港元。
消息面上，摩根士丹利预期今年香港住宅楼价将升10%，因内地买家需求增加，库存消耗、供应有限以及利率下行。另外，人才流入带动租金表现强劲，意味着收益率更高及正向利差收益，亦刺激更多投资需求；该行预期今年租金将增长5%。同时，恒指上升所产生的财富效应，亦有助支持楼价。
该行上调多只地产股目标价，当中首选新地及恒地，目标价分别由105港元及30港元，升至120港元及36港元，均获“增持”评级。而长实亦为该行首选之一，评级由“与大市同步”升至“增持”，目标价由39港元上调至47港元。
