路透华盛顿1月14日 - 美国12月成屋销售加速，受助于抵押贷款利率下降和房价增长放缓。

全美房地产经纪人协会（NAR）周三表示，12月成屋销售量环比增长5.1%，经季节性因素调整后的年率为435万户。接受路透调查的经济学家此前预测为增至421万户。成屋销售量同比增长1.4%。

"第四季度，随着抵押贷款利率降低和房价增长放缓，情况开始好转，”NAR首席经济学家Lawrence Yun在一份声明中称。"库存水平依然紧张，急于搬家的卖家越来越少，房主们正在慢慢决定何时将房屋挂牌或退市。"

2025年抵押贷款利率有所下降，但仍远高于三年前的水平。美国总统特朗普上周下令负责监管抵押贷款融资巨头房利美和房地美的联邦住房金融局（FHFA）购买这两家机构发行的2,000亿美元债券，以期降低抵押贷款利率。

12 月成屋库存比去年同期增加3.5%，达到 118 万户。按照 12 月的销售速度，需要 3.3 个月能够售罄库存，一年前为 3.2 个月。

12月成屋价格中位数比一年前上涨0.4%，达到40.54万美元。特朗普还提议禁止机构投资者购买独户住宅，以提高可负担性。（完）
