黑石集团旗下面向散户投资者的旗舰房地产基金在2025年创下三年来最佳表现，这得益于其在数据中心的投资。据该公司称，黑石房地产投资信托基金（Blackstone Real Estate Income Trust， 简称Breit）的全年总回报率为8.1%，年末资产规模超过540亿美元。该回报率高于2024年的2%，而2023年为亏损0.5%。

　　黑石集团对全球最大的数据中心运营商之一QTS的收购，是去年回报率的主要贡献因素。由于来自人工智能（AI）应用和其他科技公司的需求激增，自Breit和另外两只黑石集团基金于2021年收购该公司以来，其价值已大幅攀升。Breit的表现与2022年末和2023年形成鲜明对比，当时在地产价值下跌和利率上升的情况下，大量的投资者赎回迫使该基金限制提款。投资者将资金转移到更安全的投资品种，如货币市场基金，这些基金当时提供的收益率是多年来未见的。自2024年初以来，黑石集团的这只基金已满足所有投资者的赎回请求。这一好转，叠加该基金在2025年不断改善的业绩，表明商业地产在被高利率拖累数年后正在复苏。
