智通财经APP讯，茂业国际(00848)公布，茂业商业(600828.SH)拟以全资子公司成商集团控股有限公司(以下简称“成商控股”)、公司关联方成都崇德投资有限公司(以下简称“崇德投资”)持有的位于成都市高新区天府大道北段28号成都茂业中心部分楼宇(最终以监管审批为准)作为底层资产开展商业不动产公募REITs申报发行工作。同时，茂业商业和关联方拟共同投资参与本次拟发行的商业不动产公募REITs份额的战略配售，认购占本次基金份额发售数量34%的份额(以最终认购数额为准)。
本次茂业商业开展商业不动产公募 REITs 可有效盘活存量资产，借助此类金融创新产品，茂业商业能够撬动社会资本参与到新项目的投资建设，进一步拓宽了融资渠道。作为权益型融资工具，商业不动产公募REITs 可挖掘成熟商业物业的内在价值，优化茂业商业资本结构，改善茂业商业财务状况，降低财务杠杆率。
