仲量联行:香港甲级商厦租赁市场连续9个月录得正吸纳量

智通财经APP获悉,日前,仲量联行发表的《香港地产市场观察》报告中指出,香港整体甲级写字楼租赁市场于去年12月录得53.7万平方呎的正净吸纳量,连续9个月录得正吸纳量。

仲量联行香港、澳门及台湾董事总经理鲍雅历表示,此趋势反映香港写字楼租赁市场正在逐步复苏。上月租赁活动保持稳定,1月的写字楼租赁查询亦保持活跃。中环顶级写字楼尤其受到市场追捧,部分写字楼已接近全部租出,仲量联行预期部分租赁需求将于今年下半年转移至区内其他优质写字楼。

仲量联行研究部资深董事钟楚如表示,截至去年12月底,整体写字楼空置率微升至14.1%,反映市场仍有较多待租楼面,中环、尖沙咀及港岛东的空置率均月环比轻微上升0.1个百分点。2025年全年,中环及尖沙咀的空置率分别同比收窄0.6个及1.7个百分点。

12月整体租金月环比上升0.4%,延续11月以来的升势。中环租金月环比微升0.6%,湾仔/铜锣湾则录得0.4%的轻微反弹。
