港股异动 | 部分内房股午后走高市场对地产链关注度升温机构称关注年初地产积极信号

智通财经APP获悉，部分内房股午后走高，截至发稿，雅居乐集团(03383)涨8%，报0.27港元；世茂集团(00813)涨6.7%，报0.207港元；中国海外宏洋集团(00081)涨5.53%，报2.29港元；富力地产(02777)涨4.08%，报0.51港元。

平安证券发布研报称，近期市场对地产链关注度升温。市场此前对于2026年年初销售预期较低，但根据冰山指数数据，1月重点城市二手房实时成交环比上年12月大幅上升，呈现淡季不淡，且二手房挂牌量已环比下降；本周保利发展发布业绩预告，提前释放板块业绩压力；传统地产整体表现远弱于市场，向下空间有限；楼市量价自2021年高点以来已有较大幅度调整，或接近底部区间，中期维度来看板块已有一定配置价值。

国信证券则表示，2025年四季度，地产基本面明显下跌，但2025年末至2026年初的近1个月以来，房价结束急跌，基本面稳步改善，政策预期也逐步提升，虽然言底尚早，但基于当前的量价组合，2026年房价止跌的概率，从之前的“不可能”至少提高到了“有可能”，若春节后不再重演“以价换量”，则止跌概率将进一步提高至“很可能”。且2025年12月地产股调整已较为充分，我们建议对地产股的态度更加乐观。
