BUZZ-Citi initiates coverage on Australia's GemLife Communities with 'neutral' tag

** Citi initiates coverage on GemLife Communities Group GLF.AX with "neutral" rating and target price of A$5.60, a 7.7% premium to stock's last close

** GemLife is a land lease pure play and provides premium residential communities for senior citizens

** Citi says co's vertically integrated model should benefit from development margins and provide greater certainty on development timeline and costs, while also limiting cash burden on balance sheet

** Brokerage also sees strong medium-term growth for Australian land lease, given an ageing population and potential for higher penetration rate

** Notes increased industry competition but expects demand growth to likely exceed supply

** Citi eyes quicker pipeline roll-out, further acquisitions and positive housing backdrop as upside catalysts, while risks include persistence of construction challenges and weak housing market

** GemLife rose 15.5% in 2025 after ASX listing in July
