日前，中海物业发布2025财年财务表现更新公告。公告显示，预计截至2025年12月31日止年度，中海物业整体收益较2024财年同期上升约5%至7%。中海物业表示，收益符合其全年发展预期。虽然面对内外经济环境严峻挑战，但灵活应对市场变化，及时调整经营策略，使集团整体收益仍取得升幅。
值得关注的是，因在变革转型期间，资源投入较大，回本需时，影响利润产生速度，令中海物业毛利及普通股权持有人应占溢利受压，两者分别较2024财年下跌约3%~4%及9%~10%。其中，非住户增值服务类的智慧化工程投入研发成本摊销费用上升，令项目首度取得亏损，而其他工程类业务毛利因价格竞争激烈，毛利率普遍下滑。传统物业管理方面，市场受降价退盘因素困扰，以及地产行业下行令合约转化速度放缓，促使毛利率下降。在面对行业前所未有的挑战时，其新扩展的城市运营业务发展如期，并取得收入及盈利双增长。
