智通财经APP讯，K2 F&B(02108)发布公告，于2026年2月6日，卖方 CK Chu Holdings Pte Ltd(本公司的间接全资附属公司)与买方Aik Chuan Construction Pte Ltd订立出售协议，卖方有条件同意出售，而买方有条件同意购买该物业(包括位于新加坡People’s Park Centre的九个单位)，代价为2800万新加坡元(相当于约1.72亿港元)，不含适用的商品及服务税。

于签订出售协议后，于2026年2月6日，买方与卖方同时订立租赁协议，买方(作为业主)同意于完成后将该物业出租予卖方(作为租户)，租金为每个历月7.5万新加坡元(相当于约46万港元)(不包括将由卖方承担的适用商品及服务税)，初始期限自紧随完成日期后之日起为期叁年，卖方有权按现行市场租金率再重续三年，惟续租时租金增幅不得超过初始期限应付租金之10%。

本集团于2020年以约2220万新加坡元( 相当于约1.36亿港元 )的代价收购该物业，收购事项主要透过银行借款拨充资金。诚如上文所述，该物业目前由本集团在其店铺管理及租赁业务下作为空调美食中心营运及管理，而本集团亦将该物业的若干单位出租予第三方。经考虑现行物业市况及出售事项将取得的收益，出售事项为变现该物业价值提供良机。董事会相信，出售事项将使本集团能够变现其于该物业的投资，并将所得款项净额用于偿还本集团的银行贷款，从而降低本集团的债务及融资成本，并减轻其流动资金压力。
