金吾财讯 | 华泰证券表示，1月以来港资房企股价表现亮眼，主要由于香港房地产市场延续复苏势头，尤其房价上涨速度较快。住宅方面，1月香港房价创本轮复苏以来（即25年4月以来）最大单月环比涨幅，春节错位影响下私人住宅成交量同比大幅增长；此外，25年末竣工未售+在建未售库存继续收缩，去化周期已回归至历史正常区间，12月住宅租金再创历史新高。商业地产方面，25年香港零售业销货价值止跌回升，写字楼净吸纳量创2018年以来新高，但商业租金的全面复苏仍需等待，高端零售、中环写字楼等业态可能率先迎来结构性修复。该机构继续看好香港市场占比高的港资房企的重估机遇，有望在香港地产复苏的β趋势下迎来戴维斯双击，同时股息率也带来一定支撑。重点推荐头部港资开发商。
