美国数据：1月成屋销售环比骤降8.4%，至逾两年最低水平路透华盛顿2月12日 - 美国1月成屋销售降至逾两年最低水平，库存下降推高房价。
全美房地产经纪人协会（NAR）周四表示，1月成屋销售环比骤降8.4%，经季节性调整后的年率为391万户，为2023年12月以来最低的水平。路透调查的经济学家此前预测年率将降至418万户。
1月销售数据主要反映去年11月和12月签署的购房合同，未受1月席卷美国多地的冬季风暴影响。1月成屋销售同比下降4.4%。
”销售下滑令人失望，“NAR首席经济学家Lawrence Yun表示。”由于工资涨幅超过房价增长，且抵押贷款利率低于一年前，购房负担能力正在改善。但供应未能跟上步伐，仍处于相当低的水平。"
NAR的住房可负担性指数从12月的111.6升至1月的116.5，为2022年3月以来的最高水平。
1月成屋库存环比下降0.8%，至122万户，但较去年同期增加3.4%。按1月的销售速度，现有成屋库存需3.7个月售罄，去年同期为3.5个月。
1月成屋价格中位数同比上涨0.9%，至39.68万美元，创下历年1月新高。挂牌房源的中位在市天数增至46天，一年前为41天。
首次购房者占比达31%，高于去年同期的28%。经济学家和房地产经纪人指出，该比例需达到40%才能支撑强劲的住房市场。全现金交易占比为27%，低于去年同期的29%。
困境销售（包括止赎）占交易总量的2%，较去年同期的3%有所下降。（完）
