Japan Excellent (TYO:8987) will acquire two domestic real estate trust beneficiary interests for a total of 11.545 billion yen and sell a Tokyo office property for 6.45 billion yen as part of a portfolio reshuffle, according to a Friday filing on the Tokyo Stock Exchange.
The REIT will purchase an additional stake in Akasaka Intercity Air in Tokyo for 5.54 billion yen and acquire Aqua Town Nayabashi in Nagoya for 6 billion yen.
Japan Excellent will fund the acquisitions through loans and cash on hand. The purchases are scheduled to close on Feb. 27 and March 19.
Separately, the company will sell Bizcore Akasaka-Mitsuke in Tokyo to Nippon Steel Kowa Real Estate for 6.45 billion yen, compared with a book value of 6.065 billion yen as of Dec. 31, 2025.
