香港地产企业龙头之一的新鸿基地产0016.HK周五盘初涨6.3%至144.9港元，为2010年11月以来最高。
该公司此前发布中期业绩显示，2025/26财年上半年中期基础溢利同比升17%至122.13亿港元，中期股息增3%至0.98港元。
高盛称，考虑到部分香港项目的开发利润率略有提高，将新地未来两个财年的每股收益预期上调2-13%，目标价从159港元上调至164港元，并重申“买入”评级。
摩根大通称，新地业绩强劲超乎预期，获利重回明显成长轨道，并认为香港房地产市场已经从早期复苏过渡到扩张阶段，新地的净资产折价将从34%逐步收窄至22%，对该股目标价162港元较周四收市价潜在升近两成。
