智通财经APP获悉，根据中原研究部，香港转按登记量整体上仅较去年底的低位轻微回升，目前主要处于低水平横行状态。数据显示，2026年1月银行转按录得547宗登记，环比跌7.3%，同比升1.3%。
中原指出，转按市场持续偏淡，是因为银行曾于2023年上调新造及转按计划息率，导致早年承造按揭的业主，其现有供楼利息仍低于现时市场按息；其次，尽管2025年起香港楼价止稳回升，但楼价低于高位仍达逾两成多，造成转按诱因仍薄弱。
巿占率方面，首五位银行排名不变，分别为中银香港(02388)、汇丰银行、渣打银行、恒生银行及东亚银行(00023)，中银香港以22.3%巿占率于2026年首月排名第一，连续7个单月稳占转按巿占首席。
