Regarding other analysts' view that the sale of 525 George St will unlock value and strengthen its balance sheet, my take is that it will not be easy to achieve a satisfactory sale price. It has been a year since the company revealed its intention to divest this property, and nothing concrete has been announced. EVT had originally wanted to develop this site itself but had taken no action to do so, presumably because it realized that the cost of construction is huge and the process could drag on for years. Potential returns are hard to quantify in the current high interest rate environment. The inconvenient truth is that potential buyers also understand this fact and will use it to drive a hard bargain. The cinema business is in a long-term decline due to the shift to Netflix and other mobile and online platforms, so it is difficult to value EVT based on growth of half-year revenue and profit alone. The short- to mid-term traders are essentially making a bet on how good a price 525 will fetch and what the proceeds will be used for. My impression is that bears will struggle to drive the share price below $12. The sellers are most likely fund managers that are impatient and do not want to wait around for a potential good result, as they fear the result could underwhelm and it is better to buy something with more certainty. The holders and investors that buy the dip are probably fund managers that believe that, with any announcement of a sale, the sale price will not disappoint (otherwise EVT would not have accepted it) and will cause a significant revaluation of the share price (10–20% rise). I am in the camp of the bulls and feel the share price will move to $15 at least in the next 6 months.  Read the complete narrative.
