智通财经APP获悉，摩根士丹利发布研报称，新城发展(01030)近期开展了多项融资活动，包括2月发行的美元债及进行配股; 又向中国证监会提交公共REITs(房地产信托基金)申请，拟出售其被低估的购物中心资产。相信集团的举措将能降低总借贷，从而减少利息支出; 通过增强现金流，显著降低其流动性风险。大摩更新公司风险及回报分析，上调今明两年每股盈利预测10%及14%。同时，将加权平均资本成本(WACC)从10.7%下调至10.4%，以反映其风险降低; 目标价则从2.77港元升至3.17港元;评级“增持”。
