智通财经APP讯，京城佳业(02210)发布公告，本公司预期于2025年度取得本集团年内溢利介乎人民币5080万元至人民币5920万元，较2024年同期约人民币8460万元减少30%至40%;及于2025年度权益股东应占盈利介乎人民币5180万元至人民币5980万元，较2024年同期约人民币7970万元减少25%至35%。
上文所述2025年度本集团年内溢利及权益股东应占盈利的减少主要由于以下原因：第一，为获取市场份额，本集团在物业管理项目的前期及品质维护投入加大;第二，受当前市场需求变化及行业周期性调整影响，箱式房租赁单价呈现显著下降趋势，根据国际会计准则理事会颁布的国际财务报告准则会计准则相关规定，本集团就本集团持有的该等箱式房设备确认减值亏损。
