金吾财讯 | 香港地产股普升，德祥地产(00199)涨7.55%，嘉里建设(00683)涨3.29%，太古地产(01972)涨2.63%，九龙仓置业(01997)涨2.38%，长实集团(01113)涨2.13%。华泰证券表示，年初至今香港房地产市场延续复苏趋势：住宅量价表现“淡季不淡”，金融流动性延续改善；商业地产租金同比降幅收窄，高端零售、中环写字楼经营表现优于其它业态/区域。受中东局势升温影响，短期来看导致香港流动性宽松预期受阻，为房地产市场复苏带来一定不确定性；但长期来看，中东变局有望强化香港对于全球避险和多元化配置资金的吸引力，尤其中东资本对于大中华区域的配置意愿本就较为积极，可能为香港核心商业地产和高端住宅带来增量需求。该机构继续看好香港市场占比高的港资房企的投资机遇，建议投资者把握短期调整带来的配置机会。
